If you are smart with your filters and use some good judgements plus some luck you will get real good returns. 

It is easy to be blinded by anger or frustration and start talking out of both ends without having all of the elements of judgement.

That's a good opportunity to burn the house down.I guess it comes down to how much do you trust the tenant's judgement and how much I trust my own judgement to approve a tenant for a property with a fireplace.Pools are another story.

If they do correct the situation, verify first and then continue your current lease.If they do correct the situation use your judgement to decide if it was a one time thing, and whether you'd renew their lease when time comes.

@Russell Brazil I think @Lenny Grimes is talking about the $20k judgement that you only got $15k from the previous owner.

An unsecured loan can still end up filed against the property if you obtain a judgement.
