I believe that this is due to (finally) rising interest rates deflating asset values, which is highly correlated to the exponential increases in income for top earners like CEOs, executives, money managers, RE investors, and Private Equity Groups.To me, the only logical stance is "rational optimism" (I heard this term from Morgan Housel).

@Jonathan SchwartzIt is assumed that the NOI will increase relative to the purchase price of the property, therefore increasing the terminal cap rate.For example:100k NOI @10% cap = 1M valueA 3% increase over 10 years =134,392 NOI134,392 NOI on 1M value = 13.4% CapCommercial property doesn't appreciate like residential properties.

I actually had to get enough units where I could offer tenants multiple housing options when I purchased properties rented at way under market rates and then (an embarassing number of times) personally watch tenants that would "suffer" from a rent increase turn down smaller (but nicer places) or  nicer places in a less prestigious zip code (sometimes only minutes away) before I realized that I was hampering my ability to earn a living in order to subsidize the lifestyle choices made by a some random stranger that happened to live in a property I bought.

Purchase price: $450,000 Cash invested: $5,000Purchased this home to live in, then rented it and moved out just over a year later, this is my second deal like this, according to Zillow I owe about what Zillow says its worth but I got it at a good rate, although it was at the peak of real estate right before everything dropped and rates started increasing.
