The larger HOA is asking for a yearly fee of ~$300.

Many times, I'm my biggest limiting factor.

If you had small losses (no past due tax payments) and the late return penalties are lower than the tax prep fees you saved by not filing - you come out ahead, but it’s a win with an *.

The brokerage I am at, New and Modern, is 100% commission brokerage with only a $100 monthly fee.

My recommendation as far as a brokerage would be to find a 100% commission brokerage with as little fees as possible.
