And you can add your new 401k loan to this amount and again not pay until 2021 as stated.So, with those terms, I'd say it's pretty attractive depending on how you use the funds.

If your apt is like the one I just rented, it will have a separate entrance where no other tenants come in or out.To me, I'm very lucky to have such an extraordinary portfolio of properties that are attractive to tenants that now want to be in low density buildings.I suspect that this trend will continue and I certainly don't think that this will be our last Pandemic.Also, when I look at price point, while the current comps are important for the Mortgage you are looking to get, I generally care about what the price will be in 10 years from now.Who cares if you buy a property for $1.6 Million if it's worth $3 Million in the next 10 years?!

Where I'm at, a brand new 50 unit building would need to have amenities to attract top dollar, compete with the other new buildings, and pencil out.

Although places like WeWork and such may have not gone about the flexible work environment model in the correct way there is certainly something to be said for still wanting an office space, but a more shared or less permanents lease model would certainly be attractive to many startups....including myself!

@Andy Chen I know mixed use is a little harder to finance, but I would think 65-70% LTV would be pretty easy to find. 50% LTV should get you very attractive rates and terms.
