Upon termination of LSI, they are now charging me CANCELLATION FEES which are equal to the regular monthly Prop Mgmt fees (8%) for the remainder off EACH lease.

Also I would check their lease because since the unit is currently non-owner occupied, it might be more challenging to evict the tenant unless there's a specific clause in their lease that allows for eviction under these circumstances.

I'm in Livonia / Canton area and I haven't attended any Washtenaw County or Ann Arbor REIA events but I do attend the Oakland County REAI meeting in Troy as well as the Michigan REIA meetings in Troy and they are super helpful and if you sign up to get their emails you can check the topics in advance to make sure it's worth the trip for that meeting.They usually have really good speakers.

It might work for LTRs but not for STRs.Your best bet is to keep a good maintenance fund ready to go to cover repairs.The most important thing is regular maintenance.
