This is the fundamental problem I have with Wall Street who takes too much fees off the hard-working efforts of the middle class.

In addition to cash flow however, you should be looking at markets with strong economic/demographic fundamentals with modern/diverse economies that will offer good appreciation over the long haul.

Bottom line, gurus teach deals not real estate, they don't have time to teach that nor can they relate strategies to the fundamentals allowing the student to understand when one strategy might apply or when to switch to another avenue of operation.

These are interesting buzzwords, but I actually don't think there's a fundamental 180-degree difference between coliving, mid-term, and long-term property management. 

That being said, you will need to learn the fundamentals of what constitutes a good deal..its all about the leases.
