I'm currently in my 3rd year of medical school at SUNY Upstate, and I've been looking to educate myself in the art of real estate in hopes of one day diving into the mix upon graduation.

It is the art of convincing an owner to sell his property for 30% below market value  minus any repair costs so that the wholesaler can put the property under contract with the ability to assign or sell the contract to an investor .

This was months of late night analyzing deals, reaching out to people who are smarter than I am, and simply attempting to master the art of due diligence.

My point is, real estate is an art not a science and many many factors go into each property's decisions.

Pick nice colors for the pillows, rugs, bedspreads, decor items and art work so that the room is not boring.   

There is a big Art scene and bicycle scene in addition to GVSU and the Art  School.

That's the legal term of art.

Proximity to the mountains, 300 days of sun, great beer, legal weed, arts, culture, bars, restaurants, parks ...
