I heard that there can be a lot of financial complications if the tenant is late on a payment, I wont be able to kick her/him out and have to forclose on myself first ... is that correct?

Ultimately we all as property owners pay the price since the pipeline is already backed up with short sale proposals and once filled, the overflow ends up as REO's which destroy property values.

It was odd how we had did not have this problem with same demographic, same rents, and even similar buildings without the special, those tenant still paid ok.We saw it as an incentive for an individual (once qualified of course) to save some cash and get in a new place, it didn't pan out near what we expected and we wont be working it again.Yes, we have done many sixth month free, last month free, December free for Christmas deals over the years, this was more of trying to relate to current market conditions and demand.Lesson we learned, the more you are willing to give, the more likely you will be burned.

Some of the address' wont pull up at the tax assessors office (at least where I'm from) and they referred me to to check it out at the electric company and when I went they found all the property owners and numbers I was looking for.
