When I worked in a fast food restaurant 40 years ago, there were several of us that used the same phrase when someone made a mistake. 

Another way to phrase this question, why shouldn't everyone go with your type of loan vs conventional? 

And if you do not mind, I will offer just one more cheesy phrase: "Those who fail to plan, plan to fail."

Why do people have this need to make it sound like grandmas are old and dumb and not usually the famous phrase "old and wise"? 

:D  Sometimes I have more success with going to Google and doing searches like "rehab budget site:biggerpockets.com"; Google has indexed most of the posts here, and searches like that use Google's keyword handling - you can search for exact phrases using quotes, avoid "or" searches, etc.I think the "advanced" search here on BP gives you more options - you can search a particular forum, or all posts from a particular author, or posts before or after a certain date, etc.

In a trendy/up and coming neighborhood. 

I fact I think that's a phrase people invented just to shame you into taking out your wallet. 

I for sure could've phrased a few things better but this was simply me thinking out loud and looking for advice. 

Denver is definitely exploding right now and I'm looking to capitalize off my properties that are in the neighborhoods that are trendy right now and get some in the up-and-coming neighborhoods that are very rentable with little fix up cost.

I'm looking at a triplex in the trendy NW Portland alphabet district with great rents and sought after location.
