I'm in Los Angeles and looking for triplex and fourplex properties for a house hack investment.My question is about estimating rehab costs for the possible properties I have found.Considering current inflation and materials shortage I'm looking for guidance in estimating various rehab scenarios.Light cosmetic rehabANDMedium rehabbing - i.e. adding a bathroom or converting a garage to and ADUAnyone have a PRICE/SQFT. guideline that they currently using to accurately estimate their rehabs??

There is a real shortage of rentals in Colorado Springs.I paid cash from overseas funds (I am a permanent resident) and am now wanting to cash-out refi to buy additional long term rental investments and BRRRR.The challenge seems to be around how to declare overseas income and proof of income. 

I do not foresee housing prices coming down in any significant way in the long term as we still have a large inventory shortage.

If AirBnb is insanely lucrative, there would be a significant shortage on available rentals

,Because we're in a housing shortage now (partly why there's so much competition for multi-family property), you'll have no shortage of renters, certainly.

I don't know the market real well; but there is a university and a ski area which usually equals an affordable housing shortage...

(Interest/inflation rates have been unnaturally low for a long time, but this cannot last forever. )The biggest reason for this shortage of instant high cap rate properties is that it's the folks here on BP who have already snatched up the great fixer deals, then rehabbed them for resale to retail buyers, who are mostly people looking for a home, not rentals.

The rental market is VERY strong up here in the mountains as housing shortages are very high forcing seasonal and full-time employees to find housing down valley up to 40 miles away from Vail in which many jobs are located.My dilemma is this.

There is a shortage of small muti family properties in The greater DC area.
