@Talmadge Billingslea Yes, these memorandums of contract are often just a scam ploy by unscrupulous wholesalers.

I hope this post keeps someone else from getting swindled by this literal thief.Honestly , I know maybe it's my fault for falling for it, but being in a desperately bad financial situation made me vulnerable to this kind of scam; and his whole scammy brand (along with grant cardones, tbh) is created to scam people in bad financial situations.

So clients know the landlord is not a scam artist.

Our company and others in my market do not use Facebook Marketplace or Craigslist due to the high instances of scams.

Lot of scams going on with land sales these days.

Others are very quick to assume I'm trying to either scam them, or if I send a text they think it isn't serious and its spam.

If they don't, there trying to scam you, full-stop.

You need a hard money construction loan at 65% of completed value (you need 35% cash ready) it's going to cost 14% and piles of points (I do not do these, no never)  they will want reserve accounts to hold in case you don't finishThere are scam franchises, be careful.Go work for one in Administrations or Sales and get an idea what it takes to find residents and the tangles before you get family to put up money.Your question is what will it make?

My goal is to become self sufficient so I can save money and avoid being scammed by contractors when it’s time to rehab my next property.

I think I know how some regulators think because I use to be one, but I'm not your regulator, IMO this assignment of contract stuff passes the test of scamming homeowners, it's unethical.
