So that indicates that the electrical is old and/or there are not enough outlets.

Is there an extra room that meets all bedroom code requirements (70+ sq ft, minimum dimension 7 ft, 2 electrical outlets, egress window, heat source) where all you have to do is frame up a door and voila, there's your 2 bedroom?

Also note the electrical outlets were painted over in green paint in the kitchen.

I think @Jay Hinrichs, @Jerry Puckett and @Dev Horn all have very good recommendations for what to say and how to handle the situation so that you may benefit another investor you know...and maybe yourself if you are licensed.Regarding what to say...if you don't have an outlet as mentioned above and don't want to waste their time: "I appreciate you contacting me and giving me the opportunity to make an offer to buy your house.
