Personally the attitude alone would have been enough to rub me the wrong way and I would have stood my ground.

I would love to tell you to be warm hearted and give them a desperately needed break but,your rental doesn't sound optimal for her poor health to deal with safely.They need a one level ground floor unit to keep her safe and you away from a potential lawsuit.The first time she tumbles down the stairs and gets hauled away in an ambulance you are going to hear from their attorney crying "Well you should never have rented to them you greedy slumlord!!"

Brazil is about to be in the "blood in the streets" phase.

The repairs are light, home was built in 07, I took pictures if interested, mainly the ground floor needs work, drywall, new vinyl kitchen floor, upstairs looks brand new, basement unfinished. 

I don't want anything but will be glad to be your eyes and feet on the ground locally.  

The house is a bit funky and contains a full functional living unit on the second floor but the ground floor, (basement), which is on a slab, seems to have been remodeled at some point, but not at all finished.

Just a unique market and, as noted, generally not technically real estate unless permanently affixed to the ground and on its own lot....best of luck.....
