They might have a sample contract on bigger pockets

I narrowed it down to about 300 addresses which I thought was a good sample size for my test.I did a quick spot check on the list and it seemed to indeed include the right types of buildings.Then I decided that I wanted to send a formal printed letter on white paper (not handwritten and not yellow), but that I wanted the letter placed into a handwritten envelope with a real stamp.

That is a sample of what you will pay for.  

Make sure that there is no cancellation fees, that changes are free and that you can post open houses as well (this is our business model, but we are not in Illinois yet).Be sure that the broker is properly licensed in your state and that he/she shows you samples of the listings they have; as questions: how will potential buyers contact me?

Once you confirm that, you'll want to do a soil sample test to make sure it's not leaking (about $500).

Also your sample size of 100 is tiny.
