So I have this buyer for this 10 acre plot just north of Napa valley.. the listing agent is non responsive.. and in our world if the listing agent wont respond we have the right to go direct..

I think when you really understand IRR and do it for every investment, you begin to understand what it actually means and then you gain a VISION of the future of your Investment, which is what every Investor needs to do.If a Student gave me this IRR Spreadsheet, I would then tell him to at LEAST build the spreadsheet to ASSUME a 2.5% Increase in Rent Annually AND a 5% Increase of Expenses Annually.Now the same IRR Spreadsheet looks like this:The Purple Columns are new and your Cash Flows need to change.Do you see how easy this stuff really is and how you can take into account REAL WORLD examples of what is going on?

I don't need to leave my engineering job, but my thinking is that it is a better use of my time to dedicate myself full-time to getting immersed in the world of RE, since I will have another source of funding for deals.

I heard about the world of real estate investing a couple months ago and ever since then I've been reading books, listening to podcasts, and thinking about how I should get started.

As always there is a lot of contradicting advice which is logical since we all live in different parts of the world with different skills and situations. 

Have I sacrificed anything up til now trying to figure out MY ENTRY KEY TO THE RE World?
