My main feature I’m looking for is message automation and a good channel manager. 

If the pmc is hundreds of people there is a good chance they have some voice automated way of dealing with it where very few people take any accountability. 

I do self manage and automate as much as possible using Ownerrez, Stayfi, Pricelabs, Schlage(locks), Mysa(Floorboard heaters), and Econet(water heater). 

It's harder to find an option and provide it and make a quality offer so that the client stays and grows the base.For example, you can use linkedin email scraper to automate searches and get a better reach.

Stessa is great tool to organize your portfolio because you can upload your EIN and Articles, policies, leases, etc to the cloud and attach to each property and link all your bank accounts for automated bookkeeping (mostly).

Doesn't have to be ONE  software that does everything end-to-end, it can be a software that "glue" one app to another and automate that (business) process.

I am building a 76 unit hybrid apartment/hotel community in Phoenix with automated service (check in/out, locks, communication, smart TVs) along with a resident manager (and small staff) for added coverage. 

Other key factors to consider or inquire about:  Does the PM company have an automated phone system or when you, a tenant, or a client calls them, is there a live person on the other end?
