I may be in the minority, but I don't think DFW is all that great of a market to invest.Dallas specifically has a huge shortage of police and there has been a huge spike in crime. 

I visited the parks this past November and there was definitely no shortage of people around and the numbers are even higher now.

Raleigh/Durham can be good for flips because there's a shortage of inventory so it's easy to sell pretty much anything, but it's much harder to find cash flowing rentals.   

As I'm sure you've found after spending a little time around here, there is no shortage of opinions on what's a good strategy or "the best way to invest?"

They will either pay higher rent to correct nonsensical problems or land lords will let house’s go back to the bank or be torn down, again resulting in higher rent due to a created housing shortage.

So you can see, first and foremost, there is inventory shortage in most markets.

With the current inventory shortage in Vegas you will want to make an aggressive offer quickly before other buyers come to the table unless of course there is an auction time frame, then we usually wait right before the offers will be reviewed at which time we submit it last minute before it expires.In most cases you can get a prelim during your due diligence period to review any liens etc.
