In the basic implementation TURNKEY is a purchase with tenants in residence - - you close on the purchase and cash flows immediately.There are companies performing a brokerage-like service: buy from a seller where the tenants are retained and then sell to others for immediate brokerage fee and giving the cash flow to the buyer.

I had previously missed out on a duplex in Pittsburg back in April due to analysis paralysis (a retaining wall at the back of the property was leaning into it, a safety issue for me, but, overall the property inside was in great condition).
