One point made by the trainer is that LLs need to learn to say "Yes, but" instead of "no" -- meaning you might say "Yes, but I need double the usual security deposit and I need to see two years of tax returns since your report does not verify employment."  

If we had a high desire for the property we would not have reduced our offer and would have considered raising the offer but this property was not a Home Run, we did pretty good but not so good compared to most of our other RE investments.My point is that the selling agent telling you they have another offer does not imply that your current offer is not the best offer that they have. 

If the seller knew there were sewer issues (and the email from the city guy seemed to imply that was the case) and didn't disclose, you have a strong case against the seller.I would be consulting a lawyer right now, not just sewer guys, and getting as much info about the past issues from the city guy as possible, if the seller really didn't disclose.

These barely-adults are asking daddy landlord to fix it.If they're all on a single lease and you have a joint & several liability clause (it may be implied anyway) tell A&B that your only option is to evict them all and A&B will also be liable for the eviction process (and any lost rents if they bail).  

Contrary to popular belief, paying cash in this country is still legal and doesn’t imply your a drug dealer or doing anything untoward.

Those of you finding a way to still imply we're entitled are just looking for a way to put the blame on us. 

As @Matt M. implied, moving up to multifamily (2-4 units) might be another solution to gaining some more cash flow and you likely have some options in your price range.
