If a furnace was gone I knew to add $1000 or a hot water heater add $600 etc…so I just learned by doing and at the end of the year with no contractor going through the house I find I still averaged $3,000 for the type of work I was doing then.So – you just learn by experience.Today however there isn’t that much time generally – lots of investors buying and properties go quicker today then they did a few years ago – so you have to have a process and a system that works.Also – making sure you have padding for things going wrong is helpful…If you want them to turn on gas/electric/water I can guarantee you will lose 95% of your bids – that is a lot of work / time to get that on in most areas and banks will not mess around with it as it just adds to holding costs. ve a contractor that I trusted go through the home either with or without me and give me the real deal.I knew that there was a risk there would be a plumbing issue or an electrical issue

I'm wanting to buy a the MHP seen here https://www.google.com/maps/place/117+Mountain+Ash...its a 19 pad park with 12 POH and 7 lot rent only the rent is 480 and the lot rent is 180,Im willing to offer the owner 180,000 cash is this too much???

.:)Your call if you want to make offer based on 12% or higher.Check the sales in the area for cost per pad at $300k, you're paying $37k per pad, which is very high from the M&M prop write ups I've looked at.
