Now, once the money is in hand and the purchase has gone through, how can I assure the lender will get his or her money back on top of their charged interest in their requested period of time (6 months-5 years) and, at the same time make sure I am cash flowing at a number that makes sense to me and my investment.

The reason that a Quit Claim deed may be sufficient to transfer your interest into your entity (as opposed to using a Warranty or Grant Deed) is that you don't need to assure yourself marketable title; you already have that.You could see a lengthy discussion on this thread about strategies and tactics concerning methods of holding title.

If not a seasoned pro at doing long distance flip it's all but assured the budget will be blown in some way shape or form, so probably more like $40k or $45k to gain $15k or $10k, or worse.

@Preston BrownWhen a vendor, or her/his agent, are advertising a property for sale, rest assured they will paint the rosiest picture possible.If they are advertising Rental Income of $1200.00, it would be safe to assume they are talking about "scheduled rent" - the income they would receive if the property were 100% full, 100% of the time at the posted rent rate(s) with no economic vacancy {tenants not paying, evictions, etc.} or loss to lease {move in incentives such as 1-month free rent}.
