I second Richard's comments.The property can be liened on if the bill is not paid, unlike TV, electric, phone, or trash.

And not the multi-thousand dollar mastery classes you hear about on the radio and tv but a real estate principles class at a local junior college.  

I'm not going to spend a ton of money on TV infomercial "guru" crap.
