I agree with the other posts that you need to assemble a competent and trustworthy team that is interested in advising you long term, not selling you on something they have in their pipeline per se.

Hello All,After the most exciting year and a half of my life (25 Yrs Old Now) living and working abroad in SE Asia , I have acquired enough money to begin investing. 

Certainly in SE there are lots of properties that actually look quite good on paper, but my willingness to live on that side of the river was just too low.

There are good investment opportunities in SE DC, too.
