Old Schools have some great old bones and foundations/structures.Would do some serious Due Diligence with Enviromental and Survey/Engineering of the Building.

You create excess inventory you then sell at a loss to get rid of hoping you made enough initially from the high margins to still turn an overall profit with the lines.People might like to buy online but over 90% according to surveys cannot stand to return online.

If first trying to decide between Oahu and Maui, I point to this statistic to my clients who are having similar conversations: "Oahu sees 47% of visitation to Hawaii but only 28% of home and vacation rental activity according to JLL’s survey of visitors, which is deemed representative in that Oahu has the most established hotel stock of the islands." 

A survey on one of my properties turned up a shed overhanging into the neighbor’s wooded area.

When I bought the property I did not perform a survey since I bought the property cash (I know my mistake).  

Not sure if it is too long to go back to the last tenant maybe with some kind of post rental survey on the place-just a thought.

I would look for more properties in the area for a better and more accurate rent survey. 

Snags I've run into recently:Inaccurate property description/survey making what exactly is being conveyed questionable.The last property I purchased from Fannie Mae turned out to be actually owned by HUD.
