For starters if The properties are already listed on the MLS and it was a screaming deal then it probably would’ve already been snatched up.

Do not visit or talk to the tenant without someone else to support you.

Otherwise you will be dragging this guy into the title office kicking & screaming.  

If you're consistently giving unsupervised access to visitors/guests that will undermine those security concerns.  

They respond that they were “waiting for us to send one” and request emergency assistance for the first two months which we receive and they are current again.Now, unrelated to the rent, a week or so after we get paid, we are in the lower unit painting and hear him screaming at her, threatening to hit her, furniture is being pushed around, and we hear kids crying.
