The guru trap is a tough one to avoid, but you have found BP...you are safe now :)If you cannot find something you are looking for on BP please ask, someone will help you out or point you in the right direction.

I got stuck in that very trap at first.

I have given them treatments for it i.e. powders, and traps.

Finding your own plumber, electrician, hvac tech, roofer, window guy, etc is a trap. 

The snow is starting to fly here in the Northeast and I’m trapped in doors for the next 24 hours.With the free time I thought it a good chance to get reassurance that my current deal is a good one.I bought a 2 family about 15 years for $120k, remodeled it slowly and rented it steadily for 10 years.

I will bet it's the wax ring on the bowl, $10 ,  or the shower body 150,  I assume you checked the P TRAP, so what else could it be ? 

Or are you feeling trapped by this circumstance and believe you must sell?

And this is the trap - you cannot. 

.)- lawn care (especially on multis)- snow removal- pest control- any damage in excess of security deposit- lost rent due to eviction- eviction costs- other legal costs- accounting costs- major capital items like furnaces, roofs, sewer lines.Don't fall into the trap of trying to break these all out for your analysis, then trying to squeeze each of them down.
