Sadly hes pricing it based on 100% occupancy and doessnt intend to finish the remodel of the last building. if i would put an offer in, it would definitely be 100k under the asking price especially if rents aren't increasing.

Sadly, that was an expensive mistake to make. 

While he and his buddies wound up delivering in some areas, sadly they fell short on most.

Allegedly, the wife sadly got back into drugs and prostitution, and lost her job as a nurse.

Sadly, the cure for functional obsolescence is also price -- you have to discount for people to cure these "problems".  

If there are no gas lines going to the property I would sadly go with electric.
