He is still there and in the midst of this fight, a minority owner in the property (who refuses to give up their share but owes me money for their share of legal costs and taxes over years) has given the squatter permission to reside on the property until death. 

I made it clear to them that there're not other pets allowed without my permission.   

Cleaning supplies is permissible only for clean up. 

City fees (3K-13k) , for a full set of Drawings ($2700-$8500)  that's close to $15K just for permission, and "contractors" are selling them for $30K.

this is permissible  not an issue you need do nothing.. expect continue to make payments and document your job loss etc etc.. if your ever asked about it..

Perhaps you could get permission to show and lease the home in it's present condition prior to closing. 

In a perfect situation, the payment will still be delayed (even if by hours) using this additional system.And secondly, many of these vendors have "clawback" provisions where, in their terms of service, you give them permission to go back into your account - even weeks after the fact - and reverse a deposit that was made by your tenant.My system is simple, allows for tenants to pay through multiple means, and does not cost me anything extra.
