Some roof leaks, electric pole issues, deck needs to be removed aND rebuilt, an additional steel beam to be placed in the basement crawl for additional support and the electrical panel needing to be grounded...among other issues that are minor to me.

They look at the mechanical systems, electrical panels, age of certain machinery, they often check for mold and mildew, whether there are GFIs where required for safety... a contractor will just tell you how much it will cost to do the mostly cosmetic work, like nee cabinets and counters, etc, but they don't look for the same things... drafty doors, unsafe windows, smoke detectors, those things.

We've bought houses with newer furnaces or electric panels and they actually make us go back and pull a permit because they were not pulled whenever the work was done.That said it should be a solid investment.
