It is extremely helpful that you posted this thread, not only to warn people about Joe England, but also as a generally warning to exercise caution when getting into private lending.

I've built a nice sized "buyers" list through meet ups but am skeptical these folks are even "buyers" as my success rate finding a creative real estate investing mentor who stands to benefit from the nearly $10k monthly I'll spend on marketing is proving to be an exercise in futility.  

You cant keep giving outragous raises to people that make products that still cost 99 cents. especially in a time period when healthy food and exercise lablel the twinky as "Taboo".

The bill states "...A lender may not exercise its option pursuant to a due-on-sale clause upon a transfer into an inter vivos trust in which the borrower is and remains A beneficiary and which does not relate to a transfer of rights of occupancy in the propertyâ€.

I am just stating that sometimes, investors do not take the time to document their hours and going through this exercise could reveal that you may spend more time in real estate than in your active profession.

But yeah, exercise due caution if you're gonna be walking around at night.

We still need plenty more info but it's a good exercise for those coming up and trying to learn what we have outlined for them.

Here is the best part: When I exercise my option I always ask my seller to close directly with my buyer.

But in some cases like in the winter months I try to be aggressive and sometimes drop the price 25/mo just to get them filled.For some of my 2 bedrooms, my direct competition has been the new apartment complexes with the pool and exercise room etc.
