The same person that collected the keys did the showing ($70).I accepted an applicant, signed the lease and collected security and first month's rent all electronically.On Tuesday I'm having a cleaner through the home in the morning ($225) and keys will be dropped to the new tenants ($50) so they can move in.So all told, the turn and placing a new tenant cost me $445 and a bunch of texting to coordinate everything.

TLDR: furnish it nicely, take some professional photos, list it on airbnb and Vrbo, sign up for pricelabs for dynamic pricing, find some cleaners that can clean. 

It helps that I have cleaners and everything is ready at all times.

Right now I am hoping I can crowdsource a list of multiple go-to contractors (plumbers, electricians, roofers, handymen, cleaners) so I can self-manage when I inevitably receive orders to move again....thanks, Army. 

Get some electronic door locks, find a cleaner on Nextdoor and spend about 10 minutes a day per property adjusting pricing and managing cleaning schedules. 

Often it is a restaurant, dry cleaner.

If they're going to be charged for cleaning, I hire cleaners.
