Options are a different animal, if they constitute a financing arrangement then the buyer takes that part as may be allowed, usually I set the seller up to take the deduction as residentials usually won't be as involved as a commercial lease/option arrangement.

Since it was in a small town there is no such thing as animal control so I had to figure out what to do.

Discrimination is an odd animal, there are matters covered by law, race, religion, etc. but you can also get in trouble in rentals if you exclude those in the general public based on any formal process or requirement that is not an accepted practice.

It's a bargain to the tenant whom considers the pet as a member of the family.The animal needs to be spayed/neutered and have current shots and registered with the municipality.  

You want to be a developer- but if you're new to this, and having to rezone land, is a different animal, more risk etc.Is the land serviced?
