Options are a different animal, if they constitute a financing arrangement then the buyer takes that part as may be allowed, usually I set the seller up to take the deduction as residentials usually won't be as involved as a commercial lease/option arrangement.

Discrimination is an odd animal, there are matters covered by law, race, religion, etc. but you can also get in trouble in rentals if you exclude those in the general public based on any formal process or requirement that is not an accepted practice.
