I think as you learn more about not only this market but others as well and surround yourself with a better agent that won't be so hard-pressed to downplay all of your options, I think you will find good opportunities.  

@Ned Carey, Just looking at the neighborhood I would be hard pressed to ask someone for $1200 to rent this place.

The police ha"d been called repeatedly but had been able to do nothing because the bank refused to press charges.

As a long term rental you will be hard pressed to find properties that will cash flow in both areas without implementing a value add strategy.

@Travis Petty you may be hard pressed to find a hard money lender to loan you funds without any of your money out of pocket.

Depending on the price point, you'll be hard pressed to find anything else that will cash flow elsewhere in Southwest Florida

Pressed, I share that I was born in El Salvador, and most tell me they are glad those kids are in cages at the border.

The data folks know how to 'load' the data (it's actually really easy to do), but use the same generalized data sets in many of the housing models that get national press for sales and predictions.

If not then you're brokering without a license which is illegal so you'd have other more pressing problems.

It's far safer to keep your distance and report what you can, when you can.I think you'd be pressed to find one sane landlord who would consider buying that property directly.
