Am I not putting enough weight to the risks?

How much weight do you give the most recent comp over comps back a couple of months ago.  

If there is one that's dead weight, a pain to manage, farther away from where you live, etc. take your gains there.

That's not to say it wouldn't happen, but that person has all the risk and is allowing you to partner for half the profit.More likely is a split of the capital, and LLC agreement as the instrument, and then some split of the profit that is weighted by risk and responsibility. 

The disadvantages I hear people say, in my opinion don’t hold that much weight. 

@Ali Radhi If you are so desperate to start investing then you have to weight your options and compromise.

I got rid of some dead weight, sent a message to the other tenants not to mess with me and I also had the first unit I was going to rehab.

In the 1920s, staircases weren't supported so houses sloped to both the right and left side to support the weight - and this can only do that for so long before putting a bed in a room becomes a "vertical adventure." 

I also feel as though a weight has been lifted off my shoulders since this decision has been made, which leads me to believe that I made the right choice.

A sharp agent/broker is tough to come by are would be worth their weight in gold.
