Hands on local is the absolute best and lowest risk way to learn the business and then you are in the driver's seat rather than dependent on the kindness of strangers out of state to make or break your investment and keep your best financial interests at heart.

In the Midwest we're definitely seeing evidence of this.Economics is a huge driver in why we invest in B class assets located in B/A areas with diverse employment and good schools.Further, any syndicator that's claiming 5 to 7% rent growth per year over multiple years is likely smoking something.  

The obvious, price, may not be the decision-making driver. 

I am a truck driver, how can I buy and sell houses while im on the road, until I can do real estate full time?

The price will depend on many factors with the $Cost of the renovation being the driver on the rate that is charged for the product.

The new place is going to be my first rehab and flip - was able to buy it from an online auction severely under market.I can honestly say that Bigger Pockets has been a key driver in my motivation and ambition to grow my business and create the processes needed to expand. 

Basically you can get a decent wage and a house here and the cost isn't outrageous like some other states are.We have a lot of economic drivers here and give credits and other things for businesses to move here.

I recently rented to a person with a very low credit score it was a chance but I had to find out why it was low and it was due to downsizing at the job and they had a new trade (truck driver) and they have paid very well for almost 2 years now.
