If the first plumber said there was no smell I would have contacted the tenant and told him there's no issue reported and to either get over it or get out with the above mentioned conditions.

Would really appreciate the advice. before renovating the property, just want to confirm that you ran a title report on this property and there are no other liens.At an upset sale other liens are not wiped out, recently saw someone buy a home at upset sale that had $100k owed on the property and they did not realize it.

What he had originally told me is that once you hit the $250k threshold, you'll need a company to file annual reports for you.
