My joy is that you have learnt your lessons and hopefully, you will not cross this bridge twice.For me, I am not a builder, and I dont rehab....I do not have comparative advantage and the skills to do that..I will rather leave that for the experts.... my time is too precious for me to spend lifting bricks......more over, it becomes another JOB for me.....I rather take a low return with peace of mind while watching my son play basketball games that sweat through 25%.

After 14 months of me swinging the hammer, sweating pipes, painting, etc etc...the list goes on and on...oh and don't forget another $40,000 for rehab...it appraised this past summer for $260,000.

See the wholesaler will sell typically to 2 end user - a homeowner, somebody that is going to live in the home and fix it up (sweat equity) or to a Flipper, somebody who takes a dirty penny and shines it up and sells it retail (homeowner).

No matter what you do, curb appeal will hurt you on this house if you don't put some money or sweat equity into the front of the house.If you're city OK's rentals, then I would consider the addition on the house depending on ARV and comps.
