Why don't you just include the rehab costs on the HUD-1 as an expense paid outside of closing so that you can get the title insurance to cover that cost as well?

Way back when a few years ago when I found out that probate was filed against my fathers estate, the distance to drive from Sacramento county to Contra Costa county was a pain to drive.Through my attorney's suggestion I filed a Request for Special Notice.This document (when I filed) gave me notice of every court-mandated document that was filed and was mailed to my residence.

@Jennifer GriffinI don't have a good answer for you but I'm pretty sure you would need to form a small homeowners association since the units might share common roof and siding etc.This legal work might (and likely will) cost a fortune for such a small development.

Completely understand that if you are scraping along then additional cash flow from a 30yr is going to help, or if it is your main/only source of income.But surely the situation is different if you have a day job and don't need the day-to-day cash flow from the property.Paying a 30 yr off after 15 is going to cost a ton more than paying off a 15.

It will cost a lot more in transportation costs to get that food to the shelves of your local grocery store.We rotate most items often.I've also lived through two situations that made me very concerned about things that could happen.
