Residential SFR inventory will continue to be constrained by homeowners who don't want to "lose" their low interest rates.Higher rates also translates to lower purchase prices, so many will choose not to move and instead improve their current homes or even build additions.There will be a LOT of attrition for real estate agents, lenders, title, inspectors, etc.

If he's now saying it will cost substantially more, then I would think there should be a written Change Order getting generated to document exactly what alterations to the original SOW are being requested (ie increases to labor/materials for X task in Y room).
