I give you permission to treat your rental like a real business, and your children, church, nieces, nephews, etc. whatever, are the shareholders (eventually).  

That listing agent will likely ask for your permission to be a dual agent where they represent both the buyer and seller.I agree with the other responses. 

If your tenant is still in their lease agreement term, then obviously things will change as they are going to breach contract if they leave early, so you will have to allow them permission to leave early with no repercussions, and a lot of the times (as you mentioned) cash for keys is involved.  

Even if paying many times over the price for the multifamily than the value of your present one unit home.The repercussions of any fraud, or of engaging in ‘non-permissible’ practices, can carry severe consequences, especially in the mortgage world that we live after the 2008 financial crash.

I would also hand out rental applications prior to closing, with the permission of the seller, so you can get an indication of how cooperative the tenants are and whether or not they even quialify.
