It occurred to me after thinking back about the people  who influenced me and my success in real estate achieved was the book by Napoleon Hill,  Think and Grow  Rich  and also the Dale Carnegie organization exposing to me ideas and concepts for dealing with people; the power of enthusiasm, the skills  of remembering names, the power of sincere compliments and giving others a reputation to live up to. 

One of the major influences in this program's design was the 500 pg. book that the author of the above report wrote, examining a couple of hundred TDR programs down to the DNA level, so that says a lot about actually understanding what you're doing before leaping into virgin territory. 

I don't share with the property mgmt company my initial findings so that their opinion isn't influenced by my initial findings.

Probably so, and the number of members may influence license requirements.You are correct about the due on sale issues, it is a risk.

As for your job growth chart, Texas seems to continue to create jobs but Houston is not...my guess is that downtrend in that chart was heavily influenced by Houston, Midland, Odessa, etc and less DFW, Austin, and San Antonio. 

I didn't have any roofing or HVAC issues.If you're financing any of the rehab, saving non-critical patj items until the end saves a little on interest and at the same time, for things like windows and doors, keeps them from becoming casualties of the construction.If permits are required, that, too, will influence the order to accommodate inspections.Another thing a builder once told me is that once a house is framed, do HVAC, Plumbing and Electrical rough ins, in that order.
