So you combine that with minimal to negative cash flow, and suddenly California really becomes an appreciation play (in my opinion). 

As we're getting started long distance, we're approaching OOS or long distance properties from more of a turnkey perspective to get started as that might allow us to get experience with minimizing headache from rehabbing from a distance, plus that could potentially allow us to use the turnkey network (property management + their access to recommended contractors, etc.)

Doing the math minimal $50k, that is almost two years gross salary.)My thinking is just finding note for 5 to 6k.

Tried wholesaling and thus far ended up wasting a lot of my time and money.

Please help I really think this is a great deal but I don’t want to waste my resources or energy if I’m unable to move forward.

I don't know that I would ever waste time on the software unless I hit 100 units or something.

I don’t do ACV right now simply because the cost difference is so minimal. 

If you want just a couple of machines to try it out - don't waste your time on it and find something better. 

Screening would have minimized the pain.
