Hello all ~ I'm in the beginning stages of putting together my investment strategy for Atlanta and just considering every possibility.  

We are on the worlds stage as a great city to invest in, but unfortunately it has attracted millions posibly billions of outside dollars and they will buy anything.  

I'm in the planning stages right now and trying to map out what i'm going to attempt to execute over the next 12 months to make this a reality. 

My brother in law bought a house there with some friends at the peak in '06…still trying to stage a comeback.For my part, I'm going to be patient and keep looking (especially off MLS) and wait for the right opportunity and prepare to strike when the iron is hot. 

It has got to the stage where I have enough to purchase an apartment and have been researching for the past 5 months on what and where to buy etc..

I'm looking for a SFH rental as my first property with minimal maintenance and renovation (starting out with baby steps).At this stage, I am ready to interview agents and find one that can help find good deals for me as well as provide intel on the market.

I would start by locating the best elementary schools in the area, evaluating properties against each other within the same school district to find the high and low ends of the fair market value spectrum for the type(s) of properties you are interested, for example, a 1200 square foot 3/2 SFR.

This seems like a super elementary question but i havent had to deal with this before.
