You're going to bleed cash for a 1-3 months before you make a dime of revenue.

The problem is low inventory in general on the MLS and untrained rehabber wanna b's that have graduated from watching TV shows that are paying 80-90% of value for foreclosures before 1 dime of rehab.

For instance, I know from a public records search she settled a property tax judgement back in 2009, and she hasn't paid a dime in property taxes since then.

Just don't quit your day job just yet if you have one, cause you're next check can be 60 days to 6 month's away.Not at all trying to intimidate anyone at all, but The reality is that there are a ton of agents out there, more like a dime a dozen willing to beat the next guy by listing a home for close to nothing just to get the listing. yes competition is fierce. 

And before anyone gets sympathetic for this guy, he was working up until May, 2021 and got fired just for being a bad employee (meaning it wasn't a Covid layoff), then he was subletting the unit without my knowledge, pocketing the $500/mo. he was charging the subletter, and not paying me a dime knowing I couldn't evict him.

Again, you're not getting another dime from me.

Related, don't nickle-and-dime your customers, respond to them in a timely fashion, and do the right thing and you'll quickly rise to the top.   

BTW- to all the Non Realtor BP Investors, if the tables were turned and if it were allowed, realtors wouldn't give a Mortgage Broker a dime! 

When most (not all) companies find out that you are out-of-state, they start nickle and diming you for everything - phantom or over-inflated expense start appearing, turnover increases, etc.
