I have a 4-plex on churn creek (further south by Enterprise area, which is a less desirable location than what you've got and attracts the corresponding folks), but i've noticed that it really takes a lot of time and a lot of screening to find tenants that aren't a bit sketchy.

In the event any additional administrative duty is required to correct any infraction of any rule, agreement or default the landlord shall have the right to assess an additional adminstrative fee of $25.00 for each and subsequent infraction reasonably necessary to correct or cure same.It is agreed that such assessments shall become due and payable upon performance of such duties by landlord and that if unpaid shall become a part of rents then due.

Your ability to put a property under contract and subsequently sell it is generally protected under the Contract Clause of the Constitution (Basically says that the State can't make a law that prohibits the otherwise lawful execution of certain contracts.)

If she doesn't pay after that, begin the legal eviction process.On the other hand, if she pays the July rent on time, and subsequently pays the monthly rent on time, I'd be tempted to leave her in the house for the time being.

He invited my room-mate to his house for drinks, got him drunk and tried to kiss him and room-mate subsequently rejected him (there is a 40 year age difference).I have now been served a 3 day notice and I don't understand the legal situation.

Personally, I would go with the lower down-payment because it allows you to use that $7,600 to get into subsequent properties faster.
