Not as big a deal now, but when housing was getting pummeled stable collateral with stable rents was a huge asset.If you can look up their 10-K on sec.gov (SEC->Filings->Company Filings Search), many times they will publish their underwriting criteria.

You can publish in FB, Craigslist and so on and find a tenant, but writing lease to cover yourself and all other things when it comes to making decision, you need a person with you who can guide you on your first deal :-) I didn't mean to scare you but that's the reality.
