You can offer to pay them, but a lot of contractors I know are busy and wouldn't want to waste time looking and bidding on a project they will stand no chance of getting.

I get it that you might feel some people deserve a chance, I just would not want to waste the time.

Let me add the house comps for about $28K (size, age, Bd/ba, distance,) has a $10K balance (plus $800 in arrears) on the mortgage, and needs about $7K in repairs to get the house to minimal living status.

I asked them if they had a list of requirements I could use to ensure that when I come them for an investment loan I can meet their standards and not waste everyones time coming to them with a loan app that will be denied.
