The property manager stated the reason for the Stop Order was because with no resolution, the dispute could be headed to court and the losing party would have to cover court costs for the prevailing party.Was the property manager within their rights to place a Stop Order on this check?

The title company if fully liable in court to paying out escrow according to the signed sales agreement, so if the agreement isn't iron-clad on who receives the hand money following a cancellation, then we have to get attorneys involved to settle the dispute.

I mean these same investors with 100 to 300k could just as easily buy a McDonalds franchise or a few subways and put a manager on pay roll and cash flow far better than owning real estate in the mid west for the same investment and its the same thing they bought a job.There is something to be said about market timing though and there is no disputing that 09 to 11 there was some pretty incredible buys...

I like the idea of single family investments because it's an easier exit strategy if you ever need to sell/liquidate, less disputes between tenants (no noise complaints, fighting over parking, etc), increased long term tenants (blue collar families), and I think that tenants in single family properties tend to take better care of the place like it's their own.. often times handling lawn care and other small things themselves.
