When marketing to off-market owners and principals, you are in essence casting for a fish that does not know that they are hungry.Your job is to get their attention, draw their interest, fire their desire to sell (to you) and to take some form of action, such as to call you, write you, return a reply card, text you, or possibley email you or even go to a landing page. 

While The Holton-Wise Property Group's business model differs from yours and other traditional turnkey businesses when @John Holton & I decided to expand our business to include property management your company was somewhat of an inspiration for us and we looked at some of the things you guys were doing for your customers and implemented them in our own company.Specifically, I remember listening to your BP pod cast a couple years ago.

It really depends on which states want to move forward with actually enforcing the statues .... now that you have legion's of BP trained folks and Guru trained folks I personally make no distinction since you sponsor pod cast that tout these methods... its become a big business and big dollars.. so the regulators are going to take notice and start coming down on what they see as licensed activity ..So maybe what the new wave of education should be focused on is how these folks can put funds together to FLOOR their inventory... so they stay compliant..

And in reality BP should take it upon them selves to have pod casts that interview state regulators.. instead of for profit middle men who have other agendas as they do now..

I will just start by casting a wider net and narrowing down as I track what's working and what isn't.

Great post...oh the stories, we could all write a book.On a rental gut/rehab we had removed the old cast iron plumbing out of the upstairs ONlY toilet & everyone was told not to use it. 

New investors often think that they should cast a wide net.

*Most* of the time these things get hung up on plumbing issues, ie old cast iron lines with tubercles in them, bad bends in the drain line, improper fall, etc.
