I got interested in REI through books and audio tapes so what if I don't have a Mentor and on the attorney do you pay them on a monthly bases or do they charge you everytime you talk to them and stuff.

Once you have a commitment, you may have to pay for an appraisal if that company uses appraisals, or you may have to pay direct to the attorney or title company for the title examination, but no fee should be paid to the lender upfront.And the reasons for using hard money instead of conventional are many, but are specific to the deal:Not enough time to close conventionalLoan too small for conventional (your deal is too small for conventional)Property condition won't qualify for conventionalEtc, etcIf you can get conventional, don't use hard money, unless you are so red-tape averse that it's worth it to you to not deal with banks.

For example we were selling properties for our clients in an area where the people who had laid the asphalt had filed a lis pendence advising that their was a suit with the original builder of the community that we had to "bond" around.

As the final step, yesterday we had a layer of compost put down and then surrounded the areas of the yard affected with yellow caution tape to keep people from walking on it, until it gets established.
